Due Diligence Reports


The main catalyst for a Due Diligence Report is the pending purchase or sale of a property or portfolio properties. The primary purpose of a Due Diligence assignment is to examine and verify key factors, which form the basis of negotiations between two parties involved in the property transaction.
Undertaking a Due Diligence exercise greatly reduces the risk associated with buying a particular building or numerous buildings and usually includes a detailed review of the following:

  • Research of local government and company records to establish accuracy and relevance of all appropriate approved documentation
  • Inspect all approved documentation and legal documents in place in order to establish validity
  • Audit Assets Maintenance Registers and review plant equipment installed
  • Review and audit building operating equipment i.e. fire sprinkler installations, electrical substations, mechanical and hydraulic installations, lift and escalators
  • Audit relevant regulatory compliance certificates to verify validity
  • Inspect and report on physical condition of premises
  • Provide information on broad market and industry considerations
  • Review Risk management procedures and provide on going risk evaluation

A Due Diligence report can reduce overall risk exposure to a potential purchaser of a property and also act as an effective capital expenditure control tool for use by the relevant property owner and/or property manager.
